Framing – Unit framing is complete. Loft and all interior walls are in place.

Electrical – Service is complete to installed panel. Ready for device rough in.

Plumbing – Waste drains, venting and hot/cold supplies are roughed in. Gas is roughed in to kitchen range and clothes dryer locations. Mechanical room is complete. In floor radiant heat is complete.

Mechanical – Roof top package unit is complete with duct work supplies and return to high ceiling only. Thermostat is roughed in.

Stairs to Loft – framed only, no finish tread or risers ordered, no handrails ordered. Some restrictions may apply to comply with green guidelines.
Loft Guardrail – not ordered. Some restrictions may apply to comply with green guidelines.
Floors – Decking only, no finish floors.

Walls – Exposed framing, no insulation, no drywall, no paint.

Ceiling – Exposed framing, skylights in place, no insulation, no drywall, no paint.

Doors – Exterior entry and balcony doors installed with hardware. No interior doors ordered. No interior door hardware ordered.

Windows – Exterior windows installed with hardware. No interior windows installed. Interior window openings framed to rough buck.

Cabinets – not ordered. Must meet Low VOC, Low formaldehyde requirements.

Appliances – not ordered. Must be Energy Star.

Clothes washer and dryer – roughed in for gas or 220 to dryer, 110 to washer. Hot/cold water supplies and drain roughed in.Venting and exhaust roughed in as required. Not ordered. Must be Energy Star.

Plumbing fixtures – not ordered. Must meet low-use requirements. Some restrictions may apply to conform to existing rough in.

Light fixtures – not ordered. Must meet Advanced Energy Star Lighting Package requirements. No electrical device rough in complete.

Bathroom accessories - not ordered. Some restrictions may apply to comply with green guidelines.

Surface finishes – not ordered. Some restrictions may apply due to substrate, green guideline requirements or other existing conditions.

Furnishings – none included

Balcony decking – complete or to be complete prior to occupancy.

Balcony railings – complete or to be complete prior to occupancy.

Exterior Surfaces – All building exterior surfaces are complete, or to be complete prior to occupancy.

Located in the newly developed Santa Fe Railyard area, The ArtYard consists of three buildings; Parkside, Trackside and Paseo. The Parkside and Trackside buildings will have commercial and retail space on the ground level, with Live/Work Loft spaces above.
