THE PURCHASE PRICE
The pricing below reflects the cost for the residential shell units at the RailYard. This is consistent with how we've sold space at our Lofts projects at Marquez Place and Cerrillos Road. We have found that future owners prefer this method, as they are able to customize their unit to their exact needs. The anticipated costs for the finish out of the space starts around $83.00 per foot. Unlike other builders we don't limit you to a set of "Options", but allow you to select finishes of any level, detail, size or color. As one of the only art communities in the country that is not receiving any type of tax benefit or governmental support, we feel we have done a good job at keeping the prices at a reasonable rate, considering these nine units (2 of which we are required to sell under the city's affordable ordinance), are the only residential units for sale in the North Railyard.
If for some reason you are unable to purchase in this building, please keep in mind that we will be leasing the Trackside Building next door to the Parkside, units will rent for from $850 to $2250 per month. We are also building five new units at the Marquez Place Lofts and will have a new mixed use development one block away from the ArtYard in the old Club Luna and Healy Mathews buildings. If approved, this building will also have a residential component with affordable units as required by the city.
Once you have been approved as an Artist, I will let you know how to go about submitting an offer for a unit.
THE SHELL
As we have done in previous projects, we will be selling individual shell spaces, and will allow you to finish to your own tastes and needs. As we are seeking a Silver LEEDS rating on the lower commercial spaces and a Gold Rating from the Green Build New Mexico Program on the residential spaces, certain energy efficient features will be required in all units. We do require that our construction contracting company, The Lofts, LLC, perform all owner finish out work. The cost of water and energy conservation features will be listed separately from the shell price.
